From site to sale, with one company per project.

A building can work on paper and still be a poor project. So we always start with the numbers and with what licensing allows, and only then talk about construction. We take a limited number of projects at a time, mostly in the Lisbon metropolitan area and Setúbal.

The model: one company per project

For each project we set up a dedicated company, usually a private limited company (LDA). That company buys the site or building, hires the team, signs the contracts and sells the units. Realization manages the project as managing partner (GP) and is responsible for day-to-day execution.

  • Separation. Each project has its own accounts, contracts and risks.
  • Clarity. Participants know where their capital sits and how it is managed.
  • Regular information. Participants receive periodic progress reports.

What we do at each stage

  1. Feasibility

What can be built, what it costs, what it sells for and when cash runs short. A fixed-scope study.

  2. Licensing

Preliminary information request (PIP), architecture and engineering projects, with architects and engineers, at the municipality (Câmara Municipal).

  3. Structure and finance

Setting up the project company, partners' equity and bank finance.

  4. Construction

Procurement, on-site supervision, budget and schedule control, and reports to partners.

  5. Sales

Pricing, marketing and sale of the units, through licensed mediation (AMI 25459).

Advisory for those who already have a project

Not everyone needs a partner from start to finish. We can also step in at one point: a feasibility study of a site, a second opinion on a project under way, or managing the project on behalf of the owner or investor.

  • Feasibility study and financial model (fixed scope, by proposal)
  • Development management on behalf of others (limited number, by proposal)
  • Construction monitoring and reporting to owners and investors

Every engagement is priced in a proposal before it starts.

Real estate mediation

Realization Unipessoal LDA is a licensed real estate mediation company (AMI no. 25459, IMPIC). We work with buyers and sellers in Portugal, in Portuguese, English and Hebrew.
